External facade cleaning on a high-rise building is a specialist activity governed by working-at-height requirements. It is also, in practice, one of the most casually procured services in Indian facility management. The method depends on the building. Buildings designed with a permanent gondola or building maintenance unit have the safest and most efficient option, provided the equipment is maintained and load-tested on schedule. Buildings without one rely on rope access, suspended platforms or, for lower elevations, water-fed pole systems from ground level. Rope access is the most commonly used method in Indian cities and the one where safety standards vary most widely. Certified technicians, independent anchor points, secondary backup lines, documented rescue plans and valid insurance are non-negotiable requirements. Contractors who cannot produce certification for every technician on site should not be on site. Weather constraints are absolute. Wind speed limits for suspended work are not advisory, and a contractor willing to proceed in marginal conditions is demonstrating exactly the judgement you do not want at height. Frequency depends on exposure and location. In Delhi NCR conditions, with high particulate levels, most commercial buildings require external glass cleaning two to four times annually, with exposed elevations requiring more frequent attention than sheltered ones. Water quality affects the result more than most clients expect. Hard water leaves mineral deposits that are visible immediately on drying. Deionised water systems eliminate this and are standard practice for quality work. Permits, public area cordoning and occupant notification complete the operational requirement. A facade cleaning operation that drops water on a building entrance during business hours has solved one problem by creating another.
