Facility Management
Water is the utility most commonly managed by assumption rather than by measurement.
Water management in Indian commercial buildings receives considerably less attention than energy, despite comparable cost exposure and greater regulatory risk. Consumption baselines are the starting point and are frequently absent. A building that does not know its daily consumption per occupant cannot identify a leak, evaluate a fixture retrofit or detect a tanker-supply discrepancy. Sub-metering by source, by tower and by major consumer converts water from an assumed cost into a managed one. Leak detection in buried and concealed lines is where most invisible loss occurs. Night-flow analysis, comparing consumption during zero-occupancy hours against expected baseline, identifies leakage without excavation. A building showing substantial 3 AM consumption has either a leak or an unauthorised connection. Fixture efficiency offers immediate reduction with short payback. Aerators, dual-flush conversions and sensor taps in high-traffic washrooms typically reduce washroom consumption by 25 to 40%. Sewage treatment plant operation is the area carrying the most regulatory exposure and the most frequent non-compliance. STPs are routinely under-operated, with aeration run below requirement to save power, sludge handling neglected and treated water quality unmonitored. Pollution control board norms for treated water parameters are enforceable, and discharge or reuse of inadequately treated water creates liability. Treated water reuse for flushing, landscape irrigation and cooling tower makeup is both an economic and compliance benefit, provided quality is genuinely maintained. Dual plumbing with clear identification prevents cross-connection, which is a serious health risk. Water quality testing for the potable supply, conducted periodically by an accredited laboratory with records maintained, is a basic obligation that is frequently performed once at handover and never again.
